175 Park Avenue, also known as Project Commodore, is a proposed mixed-use supertall skyscraper in Midtown East, Manhattan. The project is a redevelopment of the site currently occupied by the Grand Hyatt New York and is expected to yield 2.1 million square feet of Class A office space, 500 Hyatt hotel rooms, and retail space.

History[edit]

The project gained approval from the New York City Council in late 2021 and is developed in partnership with the Metropolitan Transportation Authority (MTA) to include infrastructure and transportation upgrades to the adjacent Grand Central Terminal.

Design[edit]

Designed by Skidmore, Owings & Merrill LLP, the 83-story tower will feature an elevated, publicly accessible plaza space and is expected to surpass Central Park Tower in height by roof height.

Development[edit]

Demolition work on the existing Hyatt Grand Central New York has yet to begin, with the new tower set to become a 21st-century icon for the city, eclipsing the pinnacle of One Vanderbilt and the Chrysler Building.
