28 Roseangle or Roseangle Guest House is a house on Roseangle, in Dundee, in the council area Dundee City, Scotland. It is a Category C listed building and in the West End Lanes conservation area. It has a garden and the site is approximately 0.123 hectares.[1]

It is on the Buildings at Risk Register for Scotland with the condition being "very poor" and the category of risk being "high".[2]

History[edit]

The house was built in 1830, the bow was added in 1880 and the west wing in the later 19th century. It was Category C listed on 30 June 1989.[3] Around 2005 had a fire,[dubious ] the building has been derelict since the fire. On 24 November a repairs notice under the Planning (Listed Buildings & Conservation Areas) (Scotland) Act 1997.[4] On 12 January 2015 planning permission and listed building consent for a 21-bedroom hotel was sought and on 4 September 2015 an appeal against the refusal of listed building consent was dismissed.[2] On 15 December 2016 Dundee City Council having compulsory purchased it with a direction for minimum compensation because it was decided that it has deliberately allowed to fall into disrepair for the purpose of justifying its demolition.[5] In 2022 there were plans for a 10 unit flat development.[6]
