The number one type of investment property today is a Totally Detached Brick Commercial Property with Parking.
Collecting top dollar rents and having a unique piece of property does not come on the market too often.
So given all the facts of all the above, it is the smart investor to pay a multiple of 15x’s. the yearly income.
The other types of properties available are the mixed use, or Rent stabilized buildings. The later, you should stay away from. Even if you offered 8x’s income, I believe you should stay away from this type of investment.
